02. Save On Stamp Duty

We’ve all heard of it, but many of us aren’t aware of how it impacts the final cost of your home. And while it has little to do with the post offices, it has everything to do with owning your home and the costs associated with it.

When purchasing a home, stamp duty is payable based on the total purchase price, whereas only the land price is dutiable when building a house. While every homeowner will have to pay some form of stamp duty, depending on the cost of your home, this could amount to a significant sum.

On the other hand, if you take out a construction loan on a vacant parcel of land, stamp duty is only paid on the land and not on the home itself.

If you need further clarification on Stamp Duty costs, speak to a solicitor or financial consultant. You should also visit your State’s Revenue department for the most up to date information.

04. First Home Owner Grant

A one-off cash payment of $10,000 for eligible first home buyers, the First Home Owner Grant can be used to purchase a house, townhouse, apartment, unit or similar that is newly built, purchased off the plan or substantially renovated. While eligibility varies from state to state, in NSW, for example, the purchase price of a new home must not exceed $600,000.

However, if you purchase vacant land and sign a building contract with a builder, the value of the vacant land plus the value of the building contract plus the cost of any building variations is combined and must not exceed $750,000.

That’s an extra $150,000 worth of wiggle room that could save you $10,000.
