Why Building a New Home is Better Than Buying

We understand the significance of building a home. It requires careful planning and consideration, which is why we pay close attention to each stage of the building process. From choosing where to build to selecting fixtures and finishes, the Better Built Home process is a journey towards building a new home.

If you’re in the market for a new home or property, make sure you read this guide to find out why building a home is better than buying one.

1. Your Choice

Remember the story of Goldilocks and the three bears? She had her pick of everything so that it was just right. Well, when you build a house from the ground up, that’s precisely what you get.

Visualise what your new home will look like with the help of our fully furnished display homes. Located in Sydney’s west, our display homes are the perfect opportunity to inspect our craftsmanship for yourself.

Enjoy high-end home inclusions and promotions, our signature outstanding customer service and a wide range of modern home designs in various building locations throughout Sydney; see firsthand why we’ve been voted the best home builders in Sydney for the third year running.

2. Save On Stamp Duty

We’ve all heard of it, but many of us aren’t aware of how it impacts the final cost of your home. And while it has little to do with the post offices, it has everything to do with owning your home and the costs associated with it.

When purchasing a home, stamp duty is payable based on the total purchase price, whereas only the land price is dutiable when building a house. While every homeowner will have to pay some form of stamp duty, depending on the cost of your home, this could amount to a significant sum.

On the other hand, if you take out a construction loan on a vacant parcel of land, stamp duty is only paid on the land and not on the home itself.

If you need further clarification on Stamp Duty costs, speak to a solicitor or financial consultant. You should also visit your State’s Revenue department for the most up to date information.

3. Brand New

Buying an existing property means inheriting what’s already there. Whereas building your own home means getting exactly what you want. And the best part is, it’s brand new. Rather than go down the fixer-upper pathway, you can avoid older homes that are functionally obsolete for the modern comforts and luxuries of a Better Built Home.

We offer new home builders all the premium fixtures and fittings that most builders call “extras” such as a driveway, COLORBOND roofing, Actron ducted air conditioning, solar panels, Caesarstone kitchen benchtops and vanities, and much more!

4. First Home Owner Grant

A one-off cash payment of $10,000 for eligible first home buyers, the First Home Owner Grant can be used to purchase a house, townhouse, apartment, unit or similar that is newly built, purchased off the plan or substantially renovated. While eligibility varies from state to state, in NSW, for example, the purchase price of a new home must not exceed $600,000.

However, if you purchase vacant land and sign a building contract with a builder, the value of the vacant land plus the value of the building contract plus the cost of any building variations is combined and must not exceed $750,000.

That’s an extra $150,000 worth of wiggle room that could save you $10,000.

5. No House Hunting

While building a new home can take months to complete, there is time to be saved, and headaches are avoided by skipping out on house hunting every other weekend. Without inspections, auctions and negotiation meetings with agents to worry about, you can give your much needed time to crafting your Better Built Home.

6. No Renovations Required

Home designs and floor plans have changed dramatically. Buying an existing home means putting up with a subpar living arrangement or forking over cash for exorbitant renovation costs. And sometimes, depending on the building, you might not be allowed to renovate or modify your new home.

With a Better Built Home, you get exactly what you want from the start. Not to mention, our Independent Quality Control company carries out inspections at different stages of the building process as part of their Quality Assurance Program, including a 6-year warranty, a 90-days service and warranty period, alongside a maintenance team to help with issues that may come up.
