Is Building A New Home More Expensive Than Buying?

Building a new home means saving money on Stamp Duty. Purchasing a new home will result in the buyer paying Stamp Duty on both the land and the existing structure. For new home builds, stamp duty is only paid on the land and not on the home itself.

Building a house isn’t just about construction. To build a house, you must consider the time required to plan and design your home (around 5-10 months). However, constructing a new home in NSW can take anywhere from 7 to 12 months. Some factors that can impact the time it takes to build a new home include:

How Much Does It Cost To Knock-Down and Rebuild a Home?

Just like building a new home, each knock-down rebuild project varies from one to another, which means the cost will too. With so many factors to consider - inspections, demolition, construction - it’s challenging to provide potential customers with an accurate estimate for their knock-down rebuild without first inspecting your situation.

In our experience, however, the standard demotion (with minimal cost impacts) price is between $20 and $25K. However, with more significant cost impacts, a knock-down rebuild can reach upwards of $30K.

Our knock-down rebuild specialists will guide you through demolition, construction, council approval and everything else.

Who Does The Demolition in a Knock-Down Rebuild?

Residential demolition is not something you can do on your own. Demolitions must be completed by a licensed and insured demolition company, preferably with proven field experience.

While the choice of demolition company is up to you, our knock-down rebuild specialists will steer you through the process.

How Long Does a Knock-Down Rebuild Take To Complete?

A knock-down rebuild is typically faster than an entire home renovation. Demolition can take between 3 to 5 days, while a knock-down rebuild can take anywhere from 7 to 12 months. Be aware that the rebuild process will only commence once a clearance certificate is issued. Better Built Homes will conduct a site inspection to ensure the demolition is safe for us to begin construction on your dream home.

Can I Visit The Construction Site?

Site visits are only conducted by arranging an onsite visit with your Project Manager or Supervisor. For your safety, it's paramount that we are onsite with you at all times.

What About Asbestos Removal?

Homes in NSW built before 1990 may contain asbestos, a common building material that has since been linked to harmful health effects. Ensure your chosen demolition company has conducted a site inspection of your property and has included this in their quote. You also need to ensure they are licensed to carry out asbestos removal.

Construction, Inspection and Contracts

Does BBH Conduct Site Inspections?

Yes–every better-built home passes an independent quality inspection during construction which means that all our customers have peace of mind. Our Quality Assurance Program engages with an Independent Quality Control company that conducts inspections at each building stage. Better Built Homes, and our independent surveyors, conduct these on-site inspections to provide you with an accurate tender price.

When Will I Receive My Tender Price?

Better Built Homes will arrange for a site inspection of your land and order preliminary reports (soil test, contour survey, 149 Certificate and other relevant property information) upon receipt of your Tender Request fee. Your Tender is based on the data collected and is explained to you in detail by your Sales Consultant.

When Will My Building Contract Be Finalised?

Your HIA building contract is prepared once your house plans are approved, your external (bricks and exterior colours) and internal (carpet, tile and electrical) selections are chosen, and your BASIX assessment is complete.

Is My New Home Covered By Warranty?

Several safeguards are in place in NSW to protect each stakeholder from potential issues during and after construction. Each HIA contract is automatically covered by a 'defects and liability period', which usually lasts for 13 weeks after construction is completed and you receive the keys.

Every home builder must also ensure your new home is free from significant defects for six years after completion and two years for any other defects.

How Long Do Approvals Take?

All homes constructed in NSW must lodge a DA or CDC Application with the local council or certifier for approval, which can take anywhere from 8 to 12 weeks. Although subject to many variables, We will assess each project to determine the best method for the particular project.
